MUNICPAL PLANNING COMtVIISSION
February 20, 2025
The regular Municipal Planning Commission (MPC) Meeting of the County of Newell
was held in the County Office at Brooks, AB and livestreamed to the public on Thursday,
February 20, 2025 commencing at 10:00 a.m.
A notice was posted at the front entrance advising the public of the meeting.

3. MINUTES
P-10/25 MOVED BY COUNCILLOR HOLLY JOHNSON that the minutes of the February
6, 2025 Municipal Planning Commission meeting be adopted as presented. It is
noted that Councillor N. Johnson was marked absent from the February 6, 2025
MPC meeting.

4. CALL FOR POST AGENDA ITEMS
The Chair called for post agenda items. There were no post agenda items.
5. ADOPTION OF AGENDA
P-11/25 MOVED BY COUNCILLOR AMANDA PHILPOTT that the agenda be adopted as
presented.

6. DEVELOPMENT PERMITS
6.1 DP 2025002 Variance to the Land Use Bylaw to allow for additional
recreational vehicles on the parcel.
The Development Officer provided background on this development permit and
MPC was given the opportunity to ask questions. Landowner was present to
provide further insight to his request and answer questions. MPC inquired as to
the current use of the recreational vehicles. In Residential Districts one
recreational vehicle is permitted on a parcel. MPC commented that the parcel
being used as a campground takes away from the economic potential of local

campgrounds. The recreational vehicles septic contents are being disposed of into
the landowners existing septic system.
P-12/25 MOVED BY COUNCILLOR LYNETTE KOPP that the Municipal Planning
Commission REFUSE Development Permit 2025002 for the variance of the
number of recreational vehicles allowed on a residential parcel, specifically
allowing three recreational vehicles on lands legally described as Lot 2, Block 1,
Plan 8010762, NW 12-21-18-W4.
DP 2025002 is Refused for the following reasons:
The proposed development does not comply with the Municipal Development
Plan.
5.3 Growing Tourism and Agri-Tourism
i. Promote and showcase local campgrounds
2. The proposed development does not comply with the following sections of
the Land Use Bylaw:
Section 3
3.4 Building Design
a. A Buildings character and appearance may be considered
in the review of proposed development, with respect to:
i. Consistency with the prescribed District
ii. Compatibility with nearby buildings
3.20 Recreational Vehicles
b. Outside of a Campground, no person shall occupy a
Recreational Vehicle for more than fourteen days in a
Residential District
3. The following comments have been received from adjacent landowners and
referral agencies.
Staff: No issues or concerns
Adjacent Landowners: One response of no issues or concerns
Bassano IDP: No issues or concerns

A question period was held. No County ratepayers were in attendance. The
moderator indicated that there were no questions frorn the public.

Being that the agenda matters have been concluded the meeting adjourned at
10:25 a. m.
