Municipal Planning Commission
April 23, 2026 -10:00 AM
The regular Municipal Planning Commission (MPC) Meeting of the County of Newell was held in the
County Office at Brooks, AB and livestreamed to the public on Thursday, April 23, 2026 commencing
at 10:00 a.m.
A notice was posted at the front entrance advising the public of the meeting.

The Chair called the meeting to order at 10:01 a.m.

3.1 Minutes - Municipal Planning Commission (April 8, 2026)
P-32/26 MOVED BY COUNCILLOR LYNETTE KOPP that the minutes of the April 8, 2026
Municipal Planning Commission meeting be adopted as presented.

5. ADOPTION OF AGENDA
P-33/26 MOVED BY COUNCILLOR ARNO DOERKSEN that the agenda be adopted as
presented.

6. SUBDIVISIONS
6.1 To subdivide a bare 2.432-hectare (6.01 acre) parcel from the SW 24-17-
14W4M for residential purposes.
The Planning & Development Supervisor provided background information on the
item and responded to questions from MPC.
P-34/26 MOVED BY COUNCILLOR LYNETTE KOPP that the MPC approve, with conditions,
the subdivision of one lot, 12.432-hectare (6.01 acre) in size, from the SW 24-17-14W4M
for residential purposes for the following reasons:
1. The proposed subdivision is consistent with the SSRP and complies with the County
of Newell MDP, and the Land Use Bylaw.
2. The Subdivision Authority is satisfied that the proposed subdivision is suitable for the
purpose for which the subdivision is intended pursuant to Section 7 of the
Subdivision and Development Regulations.
Conditions to be Considered:
1. That, pursuant to Section 654(1)(d) of the MGA, all outstanding property taxes shall
be paid to the County of Newell.
2. That the applicant supplies copies of any utility right of way plans, easements, and/or
agreements which are to be registered as a requirement for any affected utilities to
the County prior to the subdivision's registration with Alberta Land Titles.
3. That, pursuant to Section 655(1)b of the MGA, the applicant enters into a
Development Agreement with the County which shall be registered concurrently with
the final plan against the title(s) being created.
4. That the applicant provide proof that the land can sustain a PSDS system that meets
the Alberta Private Sewage Systems Standard prior to the finalization of the
subdivision.
Reserve:
Municipal reserve will not be applicable as per Section 663(a) of the MGA, that one lot is
to be created from a quarter section of land.
