MUNICIPAL PLANNING COMMISSION MEETING
June 20, 2019
The regular Municipal Planning Commission Meeting of the County of Newell was held in the
County Office at Brooks, AB on Thursday, June 20, 2019 commencing at 10:04 a.m.

5. ADOPTION OF AGENDA
P-49/19 MOVED BY COUNCILLOR TRACY FYFE that the agenda be adopted as presented.

6. SUBDIVISIONS
6.1 2019-0-065 - NE1/4 20-19-13-W4M, To create one new parcel approximately
3.18 acres (1.29 ha) in size, containing an existing residence, shop, dugout, grain
bins and sheds, from a previously unsubdivided quarter section for residential
use.
P-50/19 MOVED BY COUNCILLOR ELLEN UNRUH to LIFT Subdivision 2019-0-065 from the
table.

The County Planner provided updated information on the proposed application.

MPC was given the opportunity to ask questions.
P-51/19 MOVED BY COUNCILLOR KELLY CHRISTMAN THAT the Country Residential
subdivision of NE1/4 20-19-13-W4M (Certificate of Title No. 191 036 605), to create one
new parcel approximately 3.18 acres (1.29 ha) in size, containing an existing residence,
shop, dugout, grain bins and sheds, from a previously unsubdivided quarter section for
residential use BE APPROVED subject to the following:
CONDITIONS:
1. That, pursuant to Section 654(1)(d) of the Municipal Government Act, all outstanding
property taxes shall be paid to the County of Newell.
2. That the proposed western property line be enlarged from 80.70 m to 89.74 m and the
south property boundary be reduced from 159.72 m to 140.0 m to create a new parcel
approximately 3.11 acres (1.26 ha) in size to accommodate the movement of the
existing pivot.
3. 'That the applicant remove the existing dugout to accommodate the new property lines
and proof be submitted to the Subdivision Authority.
4. That the applicant or landowner have an inspection completed by a qualified
professional of the existing septic tank and field with the intent to ensure that the
private sewage disposal system is fully operating. If the tank and field are found to not
be operating properly, the landowner shall be required to enter into a development
agreement and/or replace the system prior to finalization.
