Box 130 Fax: (888) 361-7921 BROOKS, ALBERTA Email: administration@newellmail.ca T1R 1B2 Website: www.countyofnewell.ab.ca June 19, 2017 Attention: Property Owners Within Bantry Bay Development – SW 5-18-14 W 4M RE: Update Regarding North Headgates Development That May Impact Bantry Bay Properties As you are likely aware, the County has been actively working for many years with the owners of the North Headgates Development located directly East and Northeast of the Bantry Bay Development to ensure the site is brought into compliance with the County’s Land Use Bylaw. The North Headgates Property Owners have entered into a binding letter of intent which grants the County authority to complete a formal Area Redevelopment Plan (ARP) for the site. After the ARP has been approved, the next step will be to proceed with the registration of a subdivision plan that will include fee simple titles for individual lots within the Development. The final step will be the installation of upgraded services and the construction of a road network that provides direct access to each lot within the Development via a municipally owned and maintained road that meets current standards. Given the scope of work proposed for the North Headgates Development, consideration is also being given to including Bantry Bay in the design and construction of the potable water supply and sanitary waste water collection system. In stating that, the County is aware that a number of Bantry Bay properties are already connected to the regional potable water system. It is also likely that changes in the raw water irrigation system(s) utilized by landowners within both developments will be necessary to address concerns that have been raised. The cost for the design and construction of the infrastructure required to service the North Headgates property will be recovered through a local improvement levy applied to benefiting properties. If the scope of the North Headgates infrastructure work is expanded to also include Bantry Bay, it is likely that the same cost recovery approach would be applied for that portion of the Bantry Bay infrastructure. The intent of this letter is to inform Bantry Bay property owners about the potential scope for this project and confirm that additional details will be provided when more information regarding the various options considered becomes available. The County will be posting updates on the County’s web site and through social media applications including Facebook and Twitter as progress is made regarding this initiative.
