MUNICIPAL PLANNING COMMISSION MEETING
December 6, 2018
The regular Municipal Planning Commission Meeting of the County of Newell was held in the
County Office at Brooks, AB on Thursday, December 6, 2018 commencing at 10:00 a.m.

3.1 October 25, 2018 Meeting Minutes
P-92/18 MOVED BY COUNCILLOR KELLY CHRISTMAN that the minutes of the October 25,
2018 Municipal Planning Commission meeting be adopted as presented.

5. ADOPTION OF AGENDA
P-93118 MOVED BY COUNCILLOR TRACY FYFE that the agenda be adopted as presented. 0

6. DEVELOPMENT REPORT
The Development Clerk responded to questions regarding Permit 2018096. This item was
accepted as information.
7. SUBDIVISIONS
7.1 2018-0-159 - S1/2 & NW1 /4 18-21 -1 5-W4M,
To subdivide an approximate 8.11 acre (3.28 ha) portion of an unsubdivided
quarter section, containing an existing residence and improvements, and
consolidate it with 2 existing adjacent titles to create a new parcel
approximately 52.66 acres (21.31 ha) in size.
The County Planner provided background information on the proposed application.
Discussion followed regarding the dugouts and whether to remove them if they
were not being used. The County Planner indicated that one of the dugouts on the
subject property is being utilized by another property and an easement is in place.
P-94118 MOVED BY COUNCILLOR ELLEN UNRUH THAT the Agricultural subdivision of
18-21-15-W4M (Certificate of Tile No. 081 065 597 +1, 081 065 597 +2, 081 065 597 +3), ll
to subdivide an approximate 8.11 acre (3.28 ha) portion of an unsubdivided quarter C_J
section, containing an existing residence and improvements, and consolidate it with 2
existing adjacent titles to create a new parcel approximately 52.66 acres (21.31 ha) in size
BE APPROVED subject to the following:
CONDITIONS:
1. That, pursuant to Section 654(1)(d) of the Municipal Government Act, all
outstanding property taxes shall be paid to the County of Newell.
2. That the subdivided portion of SE 18-21-15-W4M be consolidated with the
adjacent 1.75 acre parcel in the NW 18-21-15-W4M and the adjacent 42.79 acre
parcel in the SW 18-21-15-W4M in a manner such that the resulting Certificate of
Title could not be subdivided without the approval of the Subdivision Authority.

7.2 2018-0-166 - Block 4, Plan 9611035 & Lot 1, Plan 9010909
within E1/2 29-19-14-W4M & SE1/4 32-19-14-W4M,
To create one new vacant parcel approximately 56.12 acres (22.71 hectares)
in size from lands legally known as Block 4, Plan 9611036 which is purposed
to be consolidated to an existing adjacent 2.33 acre (0.94 ha) parcel, legally
known as Lot 1, Plan 9010909.
The County Planner provided background information on the proposed
application. Council was given the opportunity to ask questions.

P-95/18 MOVED BY COUNCILLOR LIONEL JUSS THAT the Agricultural subdivision of Block 4,
/ Plan 9611035 & Lot 1, Plan 9010909 within E 29-19-14-W4M & SE 32-19-14-W4M
> (Certificate of Title No. 161 063 073 +1), to create one new vacant parcel approximately
56.12 acres (22.71 hectares) in size from lands legally known as Block 4, Plan 9611035
which is proposed to be consolidated to an existing adjacent 2.33 acre (0.94 ha) parcel,
legally known as Lot 1, Plan 9010909 BE APPROVED subject to the following:
RESERVE:
That a deferred reserve caveat be placed on the newly created lot in the amount of 5.612
acres to reflect that a portion of municipal reserve had been collected on the Lot 1, Plan
9010909.
CONDITIONS:
1. That, pursuant to Section 654(1)(d) of the Municipal Government Act, all
outstanding property taxes shall be paid to the County of Newell.
2. That the subdivided portion of Block 4, Plan 9611035 be consolidated with the
adjacent parcel legally known as Lot 1, Plan 9010909 in a manner such that the
resulting Certificate of Title could not be subdivided without the approval of the
Subdivision Authority.
