M.P.C. Meeting
August 22, 1984
The regular Municipal Planning Commission Meeting of the County
of Newell No. 4 was held in the County Office at Brooks, Alberta
on Wednesday, August 22, 1984 commencing at 4:00 p.m.

1. Minutes
Minutes of the July 18, 1984 meeting were read to the Commission.
Moved by Councillor Workes that we adopt these minutes as read.
Carried.
2. Minutes
Minutes of the July 27, 1984 meeting were read to the Commission.
Moved by S. Rasmussen that we adopt these minutes as read. Carried.
3. Business from Minutes
3-3 Gerald Robinson - Plumbing Shop
Moved by Councillor Scheuerman that we lift this item from the
table. Carried.
After discussion on this item, it was moved by Councillor Workes
that we approve Development Permit ~k4~ for advertising subject
to the developer building a screening fence, being a 6' board
fence, and a distance sufficient to screen the total storage area
I~ on his property. This property is to be screened from view from
tV~TI1 Secondary Road 542. It is also a condition of the Permit, after
approval, that this fence be completed after 14 days of issuance
of the Permit. Carried.
4. Applications
The Development Control Officer presented the following applications:
1. Martin Timko - Moved-in Trailer
Moved by E. Willms that we approve this permit for advertising.
Carried.
2. Rex Tryhorn - Moved-in Trailer
Moved by Councillor Workes that we approve this application for
advertising. Carried.
3. Ann Puddister - Moved-in Trailer & Addition
Moved by E. Willms that we approve the moved-in trailer for
advertising. Carried.
Moved by E. Willms that we obtain an irrevocable letter of credit
from Ann Puddister in the amount of $2000.00 to guarantee completion
of the addition and that .she be allowed 6 months to complete this
project, and further that this Development Permit be approved for
advertising. Carried.
4. Alberta Wheat Pool - Bulk Fertilizer Warehouse & Addition
Moved by S. Rasmussen that~we approve this application for
advertising. Carried.
5. G. & J. Varady - Land Use Change - NE 26-17-14-4
Application for Land Use Change in this area for bhree lots from
Agricultural. to Country Residence was presented to the Commission.
After discussion, it was moved by Councillor Fabian that we
recommend to County Council the advertising of this proposed Land
Use Change. Carried.
5. Subdivisions
1. 84 SE 49 - Glen Millard
This application was presented to the Commission for their
consideration and after review, it was moved by Councillor
Workes that we recommend to County Council the approval of
this application. Carried.
2. 84 SE 50 - Ken & Elizabeth Hansen
Information was presented to the Commission in regard to this
application. After discussion, it was moved by Councillor Workes
that we recommend to County Council the refusal of this application.
Carried.
3. 84 SE 29 - Thacker Brothers
Information was presented to the Commission in regard to this
application. After discussion, it was moved by Councillor
Scheuerman that we refuse the request for subdivision of this
parcel as an agricultural parcel. Carried.
6. Other Business
1. Terms of Reference for Special Meetings
Discussion took place in regard to this item and the calling of
these special meetings. It was agreed .that the Chairman, Development
Control Officer and Secretary would rule on the calling of any
Special Meetings, if required.
2. Guidelines - Country Residence Subdivision
This item remained tabled, and it was agreed that the next M.P.C.
meeting, which is set for September 19th, would commence at 1:00 p.m.
in order that this document may be reviewed by the Commission.
