Municipal Planning Commission
January 23, 1985
The regular Municipal Planning Commission Meeting of the County
of Newell No. 4 was held in the County Office at Brooks, Alberta
on Wednesday, January 23, 1985 commencing at 1:00 p.m.

Moved by Councillor Workes that we excuse E. Willms from this meeting.
Carried.
2. Minutes
Minutes of the December 19, 1984 meeting were read to the Commission.
Moved by Councillor Scheuerman that we adopt these minutes as read.
Carried.
3. Business from Minutes
3-2 G. Varad~ - Land Use Change - NW 25-17-14-4
The Development Control Officer advised that Varady's have withdrawn
~~ this application.
4-2 Dennis Schultz - Development Permit
Moved by S. Rasmusson that we lift this item from the table. Carried.
Moved by Councillor Workes that we obtain a copy of the plan of the
proposed building from Mr. Schultz and also a letter from him
indicating the proposed use, before any further action is taken on
this Permit. Carried.
4. Development Permits
1. ~~486 - Superior Plumbing - Shop
Moved by Councillor Scheuerman that we approve this permit in
accordance with the Land Use By-law regulations and that the
developer build a screen fence, being a 6' board fence, at a
distance sufficient to screen the total storage area of his
property. This property is to be screened from view of Secondary
Road 542. Further, this fence is to be constructed within 6 months
from date of issuance of permit. Carried.
2. ~k489 - Peggy & Merl Mauch - Moved-in Trailer
Moved by Councillor Scheueeman that we approve this application for
advertising. Carried.
3. ~~490 - Martin Bandura - Shop
Moved by Councillor Workes that we approve this application
for advertising. Carried.
5. Land Use Changes
1. Alex Dietz - Urban Fringe to Industrial - SE 15-18-14-4
Moved by S. Rasmusson that we refuse this application as it is not
compatible with the surrounding area. Carried.
2. Jim Chapple & Joe Stuart - Agricultural to Highway Commercial
Moved by Councillor Workes that we recommend to County Council the
approval and advertising of this Land Use Change. Carried.
6. Subdivision Applications
1. 84 SE 93 - J. Baksa
Moved by Councillor Scheuerman that we recommend the refusal
of this application as per Planning Commission recommendations.
Carried.
2. 84 SE 94 - J. Blair
Moved by Councillor Workes that we table this application for
more information and discussion with Mr. Blair. Carried.
3. 84 SE 95 - N. Young
Moved by S. Rasmusson that we recommend approval of the 5.5 acre
subdivision and recommend an easement from Parcel A to provide
water to the 5.5 acre parcel. Also, that we refuse the 8 acre
parcel as per recommendations of the Planning Commission. Carried.
7. Other
1. Complaint re: Unsightly Propert
A report was given on the property in SE 8-19-14-4 containing
.83 of an acre, Plan 3971 HY Lot S, owned by the Province and
leased out. After discussion on this item, the Development
Control Officer was requested to obtain current information as
to the present leasee of this property, a copy of his Provincial
Licence for operation and search our files for the Development
Permit for this operation and report back to the M.P.C. for
further discussion on this matter.
