Meeting September 24, 1985 The regular Municipal Planning Commission Meeting of the County of Newell No. 4 was held in the County Office at Brooks, Alberta on Tuesday, September 24, 1985 commencing at 1:30 p.m. Members Present Chairman Councillors Representatives Planner D.C.O. Secretary V. Fabian F. Workes A. Scheuerman E. Willms S. Rasmussen D. Fleming G. Woltman D. James 1. Minutes Minutes of the August 20, 1985 meeting were read to the Commission. Moved by Councillor Workes that we adopt these minutes as read. Carried. 2. Business from Minutes 4-1 Ray Kimmel - Land Use Change Moved by Councillor Scheuerman that we lift this item from the table. Carried. After further discussion on this application for Land Use Change, it was moved by Councillor Scheuerman that a letter be sent to Mr. Kimmel advising him that we cannot approve this application due to the present building being too close to the road allowance. We also request him to consider widening the area to the west of the parcel to provide for future development on this parcel. Further, he is to be invited to the next M.P.C. Meeting if he wishes to attend to discuss this matter further. Carried. ~~ 7-1 Kennels - Tryhorn The Development Control Officer advised that this matter is now taken care of as Tryhorns are moving from the area. 7-4 Auto Wrecking Business - Dale Flatla Councillor Fabian reported on this item and indicated that he will continue following up on this matter with Mr. Flatla. 3. Permits 1. ~~560 - Pete Anderson - Welding Shop Information was presented to the Commission in regard to this application. Moved by Councillor Scheuerman that we refer this item to the Patricia Hamlet Advisory Committee for input. Carried. 2. ~k562 - Bow City Communit Club - Addition & Renovations to Hall After reviewing this application, it was moved by E. Willms that we approve this application and proceed with advertising. Carried. 3. #563_- Joseph Valerian - Quonset After reviewing this application, it was moved by Councillor Workes that we approve the waiver of the set-back regulations subject to any future move of this building to be borne by the owner. Carried. 4. #565 - Brian & Jerri Hofmann - Moved-in Mobile-Home After reviewing this application,~it was moved by Councillor Scheuerman that we approve this application and proceed with the necessary advertising. Carried. 5. ~~568 - P. Smit - Halfway House Information was presented to the Commission in regard to this proposed Development Permit. After a lengthy discussion, it was moved by S. Rasmussen that we table this item for more information and invite the Developers to the next M:P.C. Meeting to present further information. Carried. 4. Land Use Changes No Land Use Changes were presented at this meeting. 5. Licences No licences were presented at this meeting. 6. Subdivisions 1. 85 SE 62 - Burton & Friesen Seeds Ltd. After reviewing this application, it was moved by Councillor Workes that we recommend to County Council the approval of this subdivision. Carried. 2. 85 SE 69 - Block's Ranching Ltd. After reviewing this application, it was moved by Councillor Scheuerman that we table this application for further study. Carried. ~, 3. 85 SE 72 - James & Jean Culligan After reviewing this application, it was moved by Councillor C~ Scheuerman that we recommend to County Council the approval of this application. Carried. 4. 85 SE 73 - Andrew & Linda Seefried After reviewing this application, it was moved by S. Rasmussen that we recommend to County Council the approval of this application. Carried. 7. Other Business 1. Superior Plumbing - Fence Councillor Workes gave a report on this fence. After discussion, it was moved by E. Willms that we advise Superior Plumbing to complete this fence immediately. If they do not proceed to do this, we will take action under the Order of Compliance as covered under the Zoning By-law. Carried. 2. Private School Information was presented to the M.P.C. in regard to the develop- ment of a private school on the Fred Barg property. After discussion, it was moved by E. Willms that we send a letter to Mr. Barg indicating to him that he must obtain a Permit for this development. Carried. 3. Permits Issued Since August 20/85 A report was given to the Commission on this matter. 4. Notice Regarding Development Permits A proposed advertisement to be placed in local papers concerning requirements for Permits was discussed and approved for publication in the Bassano & Brooks papers for one issue. 8.
