Minutes of Municipal Planning Commission Meeting
July 26, 1994
The regular Municipal Planning Commission Meeting of the County of Newell No. 4 was
held in the County Office at Brooks, Alberta on Tuesday, July 26, 1994 commencing at 1:30
p.m.

All members were present at this meeting.
2. Minutes
Minutes of the June 21, 1994 meeting were presented to the Commission. Moved by
Councillor Scheuerman that we adopt these minutes as corrected. Carried.

Representative B. Bergen arrived at 1:40 p.m.
3. Call for Post Agenda Items

The D.C.O. advised that no additional information has been received at this time.
5. Delegations
I. 2:30 p.m. -Nick Salonka -Permit No. 1246 - R. & D. Nicholson -Single Family
Dwelling & Shop -Lot 13, Block I, Plan 9711185 -Brooks
Delegation Nick Salonka met with the Commission to provide infom~ation on this permit.
Moved by Councillor Scheuerman that we approve this permit and allow a waiver on the
r-- accessory building height from 4 meters to 4.4 meters. Carried.

Moved by Councillor Scheuerman that we lift this item from the table. Carried.

Rene Belanger was in attendance and presented the Commission with information on the
above proposed subdivision.
After discussion, it was moved by B. Bergen that we recommend to Council that
this subdivision application be denied because the parcels created would be inconsistent
in size compared to the other parcels in that Country Residential area, and because the
high water table is causing drainage problems. Carried.
6. Permits
I. #1245-Chariton Auction-Windbreak & Four Overnight Hokiing Pens-Block I,

Moved by Councillor Loewen that we approve this permit. Carried.
2. #1251-Bruce Tiegs -Single Family Dwelling & Garage-Lot 10, Plan 8310857-
Brooks
After discussion, it was moved by B. Bergen that we approve this permit, and allow
a waiver of the front yard set-bads from 7.5 meters to 1.5 meters, a waiver of the rear yard
set-bads from 7.5 meters to I.0 meters, and that the side yard set-bads remain at 1.5
meters. Carried.

Moved by L. Buday that we approve this permit, and allow a waiver of the rear
yard set-bads from 7.5 meters to 5.2 meters. Carried.

8. Home Occupation Licenses

Moved by B. Bergen that we approve this license. Carried.
9. Subdivisions
I. 94 SE 59-Lot 3. Block E. Plan 8111866 (NW 15-19-14-4) -Yanke Harvev
Moved by Councillor Scheuerman that we recommend to Council the approval of this
subdivision subject to; the applicant granting a utility easement to Canadian Western
Natural Gas through the existing property, that the Applicant enter into a water agreement
with the E.I.D., and that the applicant enter into a service agreement regarding access to
the new parcel and to registered road plan 13 L.K. Carried.
2. 94 SE 60-NE IS-19-13-W4M-Hansen. Charles
Moved by L. Buday that we recommend to Council the approval of this subdivision subject
to the applicant entering into a water agneement with the E.I.D., and the applicant providing
access to the remaining parcel at no cost to the County. Carried.
10. Development Report
The Development Control Officer presented his report for June 22, 1994 to July 20, 1994.
Moved by L. Buday that we accept this Report. Carried.

12. Other Business
I. Harvev Yanke -Order to Remove Mobile Home
The Commission was informed that the removal of the Mobile Home will be put on hold
pending the progress of the owners application for subdivision, which has now
commenced.
2. Jager Developments -Blanket Development Permit
Discussion took place on the process of using a Blanket Development Permit, and whether
or not this process would be acceptable under the Planning Act.
