Call to Order The Chairman called the meeting to order at 7:30 p.m. 2. Excused from Meeting All members were in attendance at this meeting. Neil Johnson and Janine Schoff, of Trendsetter Homes, were also in attendance at this meeting. 3. Development Permits 1. Permit #2382 -Plan 0211873 Block 7 Lot 2 (SW 10-19-14-W4) -Division 10 Johnson Farms (Brooks) Ltd. Planner, M. Cui, arrived at the meeting at 7:34 p.m. Moved by Councillor Loewen that we approve Development Permit Application #2382 fora 20' wide manufactured home to be located onto Plan 0211873 Block 7 Lot 2 (within the SW 10-19- 14-W4) subject to the following conditions: 1. This use being classified as a "Mobile Home" being a discretionary use within the CR- Country Residential District. 2. This development complying with all Federal, Provincial and Municipal statutes, regulations, codes and standards. June 25, 2002 Page 68 u'`~ 3. This development complying with the provisions of Section 51 of Land Use Bylaw # 1004-90 pertaining to the CR-Country Residential District. 4. This development being located as shown on the site plan submitted June 26, 2002. Any changes to that plan shall require the written approval of the Development Officer. 5. This permit being only for the development of a mobile home within Plan 0211873 Block 7 Lot 2 within the SW 10-19-14-4. Any additional development shall require a separate development permit application. 6. This use complying with the Alberta Building Code, where applicable. 7. The developer being responsible for obtaining all required permits (i.e., building, electrical, plumbing, heating and ventilation) from an accredited inspection agency. 8. The developer providing a copy of the building permit to the Development Officer prior to the relocation of the manufactured home. 9. The developer ensuring the proposed development complies with the following minimum setback requirements: Front Side Flankage Rear *7.5 metres **3 metres *7.5 metres **7.5 metres * Minimum yard distance from subdivision streets or service roads ** Minimum distance from property line. 10. The developer ensuring an adequate supply of water is provided for this use. 11. The developer ensuring proper disposal of sewage and waste from this use. 12. The developer ensuring the property is maintained to the satisfaction of the Development Officer. 13. The developer ensuring that the construction material, supplies and equipment are stored on the property. 14. The developer ensuring the continuous clean up of construction debris tracked onto the public roadway where access is provided to the property. 15. The developer providing legal and direct access to this development. 16. There being no development taking place prior to the conditions of the Development Agreement for this subdivision being met. Carried. 2. Permit #2383 -Plan 0211873 Block 7 Lot 4 (SW 10-19-14-W4) -Division 10 Johnson Farms (Brooks) Ltd. Moved by Councillor Musgrove that we approve Development Permit Application #2383 for a 20' wide manufactured home to be located onto Plan 0211873 Block 7 Lot 4 (within the SW 10-19-14-W4) subject to the following conditions: 1. This use being classified as a "Mobile Home" being a discretionary use within the CR- Country Residential District. 2. This development complying with all Federal, Provincial and Municipal statutes, regulations, codes and standards. 3. Carried. 4. Text Amendment to Land Use B,y law A text amendment to Land Use Bylaw #1004-90 was requested pertaining to the CR-Country Residential District. Currently, in this land use district, accessory buildings & uses and single- familydwellings are permitted. Mobile homes are discretionary uses.' After discussion, it was •~- moved by B. McKellar that this item be referred to the next M.P.C. Meeting. Carried. 5. Adjourn Moved by Councillor Musgrove that the meeting be adjourned at 7:47 p.m. Carried.
